在加拿大
随着CO-OP一些工程结束，最近几千人离开了REGINA，不知道还有多少工程完工或者将要完工，也不知道哪里了解相关信息，也不知道对房租房价影响有多大，我看到的是周围好几个APARTMENT打出租房广告了，大家有消息的请发表看法，谢谢！

回复: Regina房租房价将是涨是跌？房价和租金，总体上趋降。这点无须怀疑。我这里不多讨论。但regina比较特殊。因为城市太小，容纳量有限。换句话说，一点点的需求拉动都会导致市场的大波动，给人市场一派大好的假象。惜售和漫天要价在所难免。所以，只有夏天的时候，如果没有其他项目上马，房子卖不出，租不掉。大家才会争相降价。也才能看到真正的降价。

The reason is simple, it is the service center of the largest oil field in north america, as I went to some oil sand towns in ALberta, I found that the price of a townhouse there (2 bdrm ) seldom lower than 1 million when the oil price was high, seldom lower than 700 K when the oil price was low. The rent for a 2 bdrm townhouse was around 6k per month. comparing with those towns in AB, estevan is way better. The climate is acceptable therefore families of workers in oil industry are willing to move to Estavan, as opposed to Towns in AB, workers' families are mostly living in Edmonton and other cities. As the oil industry booms in SK, the price of RE in oil field area certainly will double, even triple. We will see.

In 2011, the prices increased but since the summer time of 2012, It starts to decrease.As I understand it, it is not likely to keep this trend anymore. Regina's houses, as you could see from the chart, 15 years ago the average price was only 50-80 k.The quality of the houses built 15 years ago was not that great. An official report from the city indicates that some houses have been losing the value to be further innovated. In other words, they are too old and worth no more investment. The only value is the lot itself.

But those built 15 years ago, the investment then was limited therefore the quality is bad. The city report says there is some resistance for residence to build a better house that time because economy was not that great. SK was and still is a poor province, you could not expect too much. Not like those in Toronto and Montreal, houses could be used at least 300 years if they are built by using stones etc. If you have a chance to see the Houses in Regina, esp. in south part of the city where majority of chinese live,you will find the house' conditions are poor, I could not imagine how chinese people love it.In the center area, those Natives live, the houses are mostly too bad to live in. It worth no thing but a lot

回复: Regina房租房价将是涨是跌？最近看CNN了吗？有人发明了一种像龙门吊的机器人设备，建房只需24小时。当然，全部推广下来还需要时间。但至少建小区样的建筑会用上。加拿大有的是地。 相反的消息是，更多的爱尔兰的移民正在涌来。
