A: Renewal of tenancy is at discretion of the landlord . if the tenant does not renew the tenancy on expiry date the will have to pay the rent as demanded .B: the contract is valid up to the end of the specified period after which date it is considered null and void .
C: if the tenant wishes to vacate the above premises the tenant should inform the landlord one month in advance of the expiry of the contract in writing .

A:续租房东说了算。如果到期了，租房人没有表明租或不租，则需要继续缴纳房租。
B:租约效期截止到约定的最后时间，之后无效。
C:如果租房人想免除以上条款，须提前一个月书面通知房东。
