新移民租房必须要找担保人签担保吗？请帮我看看合约条款要求合理吗？大家好！打算最近长登MISSISSAUGA，在网上找到了一公寓感觉不错，致电中介打算签一年的租约，我也能够提供足以租1年的银行存款证明，但中介要求我找1个担保人，签担保人合同，里面担保人承担的责任很多，我觉得不好找。不知道各位新移民来加拿大时租公寓都有这样的要求吗？还是我换一家中介就不会有这种要求了？ 谢谢!另外，租房子的合约有些条款我觉得不合理，或我理解有误，请大家帮我看看。内容见3楼。

回复: 新移民租房必须要找担保人签担保吗？请帮我看看合约条款要求合理吗？另外，中介提供我的租赁合同里有这样的声明，如下：1）If, through no fault of the Landlord, it is unable to give possession of the rented premises on the date of commencement of the term the Landlord shall not be subject to any liability to the applicant(s) and possession shall be given as soon as the Landlord is able to do so within a period of 30 days . If the Landlord is not able to give possession within 30 days, this agreement shall become null and void and the deposit shall be returned to the applicant(s) with no additional liability to the Landlord.2) In the event that this application is accepted by the Landlord but the applicant(s) refuses to take possession of the premises and make a tenancy agreement with the Landlord for the term herein, the applicant(s) agrees that the deposit may be retained by the Landlord in its entirety and that the tenant remains responsible for rental payments until the unit is re-rented. The applicant(s) is/are also responsible for out of pocket expenses incurred by the Landlord in order to re-rent the premises.我觉得不合理，如果合同开始的第1个月，landlord不能给我提供承诺的公寓，我觉得应该是我管他要损失，怎么这里感觉是可以给他30天宽限，且合约不作废。只要他合约开始的30天内给我提供公寓，我就必须遵守合约。如果我等不及（大部分情况新移民肯定等不及），住了别处的公寓，反而我要被罚，还要一直付钱到他找到下一家租户。不知道我理解是否有误？不知道大家签订租房合约时也有这些条款吗？多谢帮助！

回复: 新移民租公寓要签GUARANTOR’S AGREEMENT吗这里的霸王条款不中国只多不少，加拿大是先进的法治国家，但保护的都是资本家的利益。1. 当你想终止合约走的时候，还要提前至少60天通知，而且要住到月尾9那么，就意味着你在1号通知搬家，要3个月后才能走。我就是这样的。2. 如果不满一年提前走，剩下的日子无人租，你也要负担全部费用的。简直是欺人太甚！
